Floor sanding and polishing in Brisbane takes timber floors, stairs and decks back to bare wood and gives them a new finish. Plenty of Brisbane’s older inner suburbs have timber hiding under tired carpet or a coating worn through in the hallway, and sanding is how it comes back.
It is booked to restore a worn floor, to finish boards found under old carpet, or before a sale or a lease.
“We had a pipe burst in our ceiling, water seeped into our walls and our unit was at a very high risk for mould :( Guosheng worked tirelessly to ensure the drying process went as smooth as possible, even working until the evening on a Friday to ensure our walls would be dry and safe over the weekend! An extremely proficient and productive company that thrives on providing excellent service and quality work. Thank you so much for all of your help! <3”
“Guosheng from Elite Restoration did an amazing job dealing with the water damage to my unit, due to a burst pipe. Nothing was too hard and Guosheng had multiple tricks up his sleeve to ensure maximum drying capacity. The communication throughout the whole process was excellent, which made this very stressful situation for me a lot easier to handle. Thanks so much Guosheng.☺️”
Brisbane’s older timber is often hardwood with real character, so the finish matters:
A water-based coat keeps pale boards pale and dries with little smell.
An oil-based coat brings out a richer, honey colour that darkens with age.
Matte, satin or gloss is picked separately. Satin suits most homes; gloss shows every scratch.
The choice is made at the quote, because it affects both the look and how long the room is out of use.
How the job runs
We look at the floor, agree the finish and sheen, and quote.
On the day, the room must be empty of furniture.
Big drum and edge sanders, fitted with dust control, take the floor down to clean timber.
Gaps, nail holes and dented boards are filled or fixed.
Coats of finish go down, with a light buff between each one.
When you can walk on it and move the furniture back depends on the finish, and the quote tells you.

Brisbane floor sanding questions
Will floor sanding be dust-free?
Not entirely. Dust-controlled machinery catches most of it, but expect a light film in the work area.
How long until I can walk on the floor?
It depends on the finish. Water-based coatings are usually quicker; the quote gives you the timing.
Is my floor too damaged to sand?
Most worn, scratched or stained floors can be sanded. Badly damaged boards can be repaired or replaced in patches first.
