Why surface-dry is not dry
Water runs down and soaks in. By the time a floor feels dry, the slab under it, the bottom plate of the wall and the cavity behind the plasterboard can still hold a lot of moisture. Left there, it feeds mould, swells skirting and joinery, and cups timber floorboards weeks later.
That is why drying is judged by meter readings, not by touch. Wet materials are compared with dry material of the same kind in an unaffected part of the building, and the job is finished when they match.
The drying process
- The affected area is inspected and moisture is mapped room by room, with an initial report and a scope or quote within 24 hours.
- Standing water is extracted, and anything that can’t be saved is identified with you.
- Air movers and dehumidifiers are placed to suit the space; wall cavities and timber floors get targeted drying where they need it.
- Readings are taken on alternate days, and equipment is moved or reduced as areas come back to normal.
- A completion report, with the readings from start to finish, follows within 24 to 48 hours.
