What a Mould Inspection Covers

Every inspection is a structured assessment of the whole property, not a quick glance at the visible patch:

  • Visual inspection of living areas, wet areas, ceilings, subfloors and roof voids for active growth and water staining.
  • Moisture mapping with calibrated meters and thermal imaging to find the leak, condensation or rising damp feeding the mould.
  • Air sampling to measure airborne spore levels against outdoor baselines.
  • Surface sampling (swab or tape lift) to identify the species present and whether it is active.
  • Laboratory analysis of every sample, with results interpreted in plain language.
  • A written report covering findings, photos, likely cause, and a recommended scope of works — usable for insurance, body corporate and landlord/tenant discussions.

When to Book Mould Testing

  • Before you buy or lease — a pre-purchase mould inspection catches problems the building report can't.
  • After water damage — flooding, a burst pipe or a slow leak can seed growth that stays hidden for months.
  • Unexplained health symptoms — persistent allergies, asthma flare-ups or musty odour with no visible mould.
  • Tenant / landlord disputes — independent sampling establishes the facts before anyone commits to works.
  • Post-remediation verification — confirm a cleanup actually worked before walls are closed up again.

Independent Findings, Honest Advice

Testing and remediation are separate decisions. If sampling shows spore levels are normal, the report says so and you spend nothing further. If remediation is warranted, you'll have a documented scope you can price with us or with any contractor you choose.
