Why a roof is not cleaned like a driveway
Concrete can take a strong jet. Roof surfaces can’t. A high-pressure clean looks impressive while it is happening, but it can take the protective layer off with the dirt.
- Terracotta tiles carry a glaze. Strip it and the tile turns porous, holds water and grows back faster.
- Cement and concrete tiles rely on a surface coating that high pressure wears away just as quickly.
- Colorbond and other metal roofs have a factory finish that harsh chemicals and a hard jet can both damage.
Lichen is worth taking seriously. It grips the surface as it grows, and it keeps working on the roof long after it first appears. Treating it, rather than blasting it, kills the growth without wearing away what protects the roof.
How a roof clean runs
- The quote is based on the size of the roof, its type and how it is reached.
- If the house is on tank water, say so when you book, so the downpipes feeding the tank can be diverted for the clean. Garden beds under the roofline are protected.
- The soft wash is applied and given time to work on the moss, lichen and mould.
- The roof is rinsed at low pressure.
- Gutters and downpipes are checked afterwards, since that is where the rinse water and loose growth end up.
Before painting or restoration
Paint and coatings don’t bond to moss, lichen or chalky residue, so a roof being painted or restored needs a proper clean first. The same clean also shows up any cracked or slipped tiles that need attention.
