Every job runs the full sequence: punch-down and repairs first, then staged sanding from coarse to fine with dust-extraction machinery, then your choice of finish — water-based polyurethane for low odour and fast return, solvent-based for maximum hardness, or oils and stains where the timber calls for them. The quote names the system per room, so there are no surprises on the day.
What We Sand and Polish

Repair, Don't Replace
Water marks, pet stains, cupped boards and old coating failures mostly sand out — and where boards are beyond saving, we replace them before coating so the repair disappears into the floor. Refinishing an existing hardwood floor costs a fraction of new flooring and keeps the character new boards can't fake.
Dust-Controlled and Liveable
Modern extraction machinery captures the bulk of sanding dust at the drum, and water-based systems let most rooms take furniture again in days, not weeks. We stage multi-room jobs so the house stays liveable while the floors turn over.
