When a floor needs sanding rather than a clean
A clean deals with dirt sitting on the coating. Sanding is for when the coating itself has gone: grey, worn paths through the main walkways, scratches that catch the light, water marks, or a finish peeling at the edges. Boards found under carpet usually need it too, since they have often never been finished properly or still carry old glue and stains.
Choosing the finish
The finish is agreed before the job starts, because it changes both the look and how long the room is out of use.
- Water-based finishes dry clearer and with less odour, which suits lighter timbers and homes that need the room back sooner.
- Oil-based and solvent finishes give a warmer, amber tone that deepens over time.
- Sheen is a separate choice: matte hides wear best, satin is the common middle ground, gloss shows the grain and every scuff.
How the job runs
- The quote covers the rooms, the condition of the boards, and the finish and sheen you want.
- The room is cleared of furniture before we start.
- The floor is sanded back to bare timber with dust-controlled machinery, taking off the old coating, scratches and stains.
- Gaps and damaged spots are filled or repaired.
- The new finish goes on in coats, sanded lightly between them.
How soon you can walk on the floor and move the furniture back depends on the finish chosen. The quote sets that out, so you can plan around it.
Stairs, parquetry and decks
Stairs are sanded largely by hand, tread by tread. Parquetry needs care because the blocks run in different directions. Decks are sanded back the same way and refinished for outdoor use.
