Inside, water-based finishes stay clear and keep a light timber light; oil-based ones warm the colour.
Outside, decks need a coating made for sun and rain.
Sheen is your call. Matte and satin forgive sandy feet better than gloss does.
Decks get a finish made for outdoor timber, since an indoor coating won’t stand up to the weather.
How the job runs
The quote sets out each area, the state of the timber, and the finish.
Furniture comes out before the sanders go in.
Sanding with dust control strips the floor or deck to fresh timber, along with the old coating and marks.
Any gaps or damaged boards are filled and repaired.
Finish is applied coat by coat, with a fine sand in between.
The quote tells you when the floor can be walked on and furnished again, based on the finish chosen.
Stairs are done largely by hand, tread by tread, since a big sander can’t reach them.
